That would easily go for 650K to 850K around these parts, depending on land size.

The realtor that has the two homes I've referred to in this thread is based out of Nachitoches.

You'd like that town...oldest settlement in the Louisiana Purchase, Nachitoches is a funky little place with a lot of B&B's, lots of houses sitting on Cane River, a good sized lake (Sibley) in the city limits and a state university with about 10,000 students.

You're only about an hour from Shreveport and about 3.5 hours from Dallas.

I've often imagined what I could do if I was a doctor or pharmacist - could live in Robeline and have the biggest place around. That and virtual jobs are about the only that you can get big pay in places with low cost to live.

I wonder what the cost would be to thoroughly update the place, presuming that there is a fair amount of fixer-upper in it. It's a B&B, so there has been some renovating, to be sure. Nonetheless, to get it in really good condition might be a pretty penny.

There's one photo on the flash photos at the top, that shows an old view of the house. That view shows 2 dormers, plus what looks like a solid wall behind the roof. Presume there must have been some extensive renovation at some point in time. Can't say that the property does much for me - front looks nice, but the sides and back ruin it.

Nice old place. Value depends mostly on where it is, followed by how much rot there is (and there always is with wood houses), the last time the major systems were updated and how well that work was done.

Asbestos and lead are likely issues as well.

But....I heard through the grapevine this one is for sale if you want it, and it's been gone through pretty well in the last 15-20 years.

I always found that fact to be odd. Why don't they sweat? But do elephants sweat? I'm thinking of similar animals that like mud and water baths for cooling purposes.

Something I learned from the old-timers....

In the summertime, when it's almost 80 degrees before the sun comes up and you're working a manual labor job (take your pick...cotton fields, logging, hauling hay, etc.), dress in cotton khaki pants, a 100% cotton long sleeve, light colored shirt and a straw hat.

Yeah, it's hot right at first, but once you soak it through (and you will) the wet cotton has a cooling effect.

That pier foundation - I've never seen one like it. Not surprising - earthquake-resistant it ain't. Makes sense in a damp climate though - any sort of enclosed crawl space is going to encourage rot.

Is it common in your area? Or is the house in an area prone to flooding?
