Combine the powder room w/ master bath. Open the wall from the foyer to the kitchen, build in a counter top with seating. Shrink the laundry, but get a lot more pantry and kitchen counter.

Put the closets on the hall side of the other bedrooms.

I'd first be thinking "ground floor with some garden-type-land outside".
Of the two you posted I'd choose the second.

Haven't read the thread yet...but my quick thoughts. I like the layout of 1 better, but the layout of 2 seems to get TONS more natural light, including 5 windows in the living room alone! But either way, good luck! :)

George i know you and your wife are still young. it is still not inappropriate to factor including handicapped accessibility into your plans. Going to the bathroom without being able to drive a wheelchair thru the door really complicates matters. Kim built a house for his aging parents. I really liked how one could drive into the garage, get into a wheel chair and pop into the utility/ mud room and then into the bathroom. the main bedroom was central to the design, so one could plop out of bed and enter into the kitchen, bath or living room with few steps. We all imagine walking well into our nineties, but it only sometimes happens. Moving again would be a hardship down the road.

George, I like A much better, although I agree with many of the comments made about it. In particular, I think it will be problematic if you can't get to the closet without going through the bathroom.

I don't think the two bedrooms opening into the main space is an issue because they are not generally used as bedrooms, right? I figure one is an office and the other is a guest room, no?

I like how the living/dining is one large space - I really prefer that to chopped up rooms. I too would forgo the bar.

Re the piano, the biggest issue will be your downstairs neighbor.


FWIW, I totally understand your desire to downsize to a condo, especially since you have the WI home to deal with as well.
In my defense, I was left unsupervised.
